Pros: Extremely handy to Borough Market, Southbank & tube staion. Nice and basic twin room with shared bathroom.

Cons: We were there during a refitting so hopefully the shared bathrooms were revamped. One had broken toilet seat & the other had no lights. They were still clean with plenty on towels, bath mats etc.

Overall for the location it...

Pros: Amazing location, literally next door to Borough station where you're straight on the northern line. There are stores on the road for food and a KFC down the road. Short walk (or one stop) to London Bridge which connects to the rest of London. Bed was large, comfortable and clean. Good water pressure. Friendly staff. Tea and coffee making facilities in the room with a couple of biscuits that were replaced each day. Good sized bathroom. No air-con but fans provided in room. Large window with black-out blind (not much of a view but a decent amount of natural light). I'm not sure if these were for non-ensuite rooms, but there was bathrooms in the hallway which looked clean and would be ideal if two are sharing a room and both need to use the bathroom at the same time.

Cons: The room was pretty worn down. Lots of stains on the carpet, some dust on bathroom lights that didn't turn on, marks on walls, part of the shower was broken. The room had obviously been cleaned but I think it needed a deep clean, re-paint, cracks filled, wall art fixed (the frame was falling apart), etc. (it looked like work was being done on the hotel so this may be rectified in the near future) They had floor protection down in the corridor so I think they're currently re-painting the place which will make a big difference. Note I wasn't disturbed by and work being carried out (couldn't smell paint or hear any building work). Rooms aren't soundproof and you're right above a tube station so it's not silent, not a huge issue for me and they do provide ear plugs. I only heard other guests when they were in the corridor - there was a slight gap under the door. I think soundproofing the doors would go a long way, and the rumble from the tube was hardly noticeable. There are vents in the window that can be closed to block outside noises which worked wonders when I discovered them. There's no lift, only 3 floors but may be an issue for some. You enter your room and the hotel (after 8pm) using a website, it's a bit of a clunky system and they hadn't emailed me the details (my email had been written into their system wrong), luckily I arrived at 7.30pm so someone at reception could let me in and re-send the details, but had I arrived later I'd have been stuck outside unsure of what to do. Maybe sending the link for this through booking.com's messaging system would be better. Once this system was working it worked well. I don't believe there are any staff on site over night, reception is closed.

Pros: Great central location. . The lock was broken when I arrived and it was fixed very quickly. The workspace downstairs was very nice and staff on arrival also very pleasant and helpful.

Cons: Room was located at the end of a dark corridor and there is no staff overnight. As a loan traveller it felt a little scary, even though nothing happened to be scary

Too grubby to make it...

Pros: Location was good for me given I was meeting friends at London Bridge and Borough.

Cons: The corridors were very dirty, there is no lift so not a good idea for anyone travelling with heavy luggage.

Pros: Easy check in, warm room, comfy bed.

Cons: There were handymen in the corridors, repainting walls and the stairs, so there was a strong smell of paint. The extractor fan in the bathroom was very noisy, and when closing the bathroom door, the cover fell off. The shower drain was blocked. The mirror light in the bathroom didn't work.

Pros: I like the location as it's just beside Borough underground station.

Cons: The rooms were not soundproof and I could loudly hear people from other rooms making loud noises in the middle of the night.

Disappointing

Pros: Location is great & inside the rooms are clean.

Cons: I stay fairly often at Cityspace but I think to continue charging your usual rates when so much renovation is under way is not acceptable, the last couple of times you've been either ripping up floor, painting walls or removing radiators. If you wish to remain open whilst undergoing improvements I'd expect this to be made clear on booking and a reduction in the usual fees.
