Pros: This is a small, well-located hotel in the Upper East Side. Our room was very comfy, heated by a "split" which we could adjust to our liking. There is a small lobby and no big scene when you check in; this was very much to our liking.

Look elsewhere if you want a decent sized room

Pros: Really nothing

Cons: I was given a room so small that the sink was outside of the bathroom. The staff are good and very friendly. But do not stay in room 802. It his not large enough for anything and should not have a queen bed in the room. I'm shocked that IHG approved of this hotel. The reason for the popularity of the hotel is that there are so few reasonable hotels on the UES go Manhattan that the Franklin becomes booked very fast. The only real competitors are the Mark and the Carlyle. Had I known more about the rooms and the size of the "queen rooms," I never would have booked the hotel.

Pros: Staff was exceptional Location fantastic

Cons: Bathroom vent did no work so the towels and general air was always damp. I am a tall person so the bathroom was very cramped.

A good stay at a fair price.

Pros: The location is great. Staff is very friendly and attentive.

Cons: There was a situation resulting from a bad cooling unit that did cause some strain on our ability to rest. The front desk staff responded immediately and while the issue could not be resolved/repaired, the staff member did make a good effort to address the situation.

Cons: Rooms were small (but typical for NY), the AC/fan in the room is complicated to figure out. It was either sweltering in there or freezing. I had a hard time finding an in between.

Perfect for what we needed!

Pros: The hotel is right around the corner from where our son and daughter-in-law live. There arent any other hotels in this part of Manhattan. So the location is perfect for us. The hotel is cute, clean and the staff is excellent!

Cons: The cozy queen is a tiny room! It was fine, but we will choose a larger room next time.

Good location but rooms are really only suitable for a single person

Pros: The location was very good and the beds were comfortable

Cons: We were a couple and the first room offered was way too small, nowhere to store 2 suitcases and the bed was against the wall so difficult to get in and out of. The second room had 2 beds and a ledge for the suitcases. It was still quite small though
