Nice affordable hotel for Tulum, but could be better

Pros: - The location of Maison is great, a short walk to the main road and to the ADO bus station but out of the main 'noisy' area - We loved the decor and the authentic feel of the place, especially the rooftop areas - The room was spacious and clean - The cafe served nice food and the people serving were lovely - The staff in general were very nice and helpful and made us feel at home

Cons: - when we arrived at 8.30pm the main door was locked (it's always locked for security), but we had to wait for quite some time ringing the bell before anyone came to let us in. - the description when booking said that bikes were available to rent from the property which was not the case, however they did recommend where we should go for this - the property does feel a little old with a slight musty smell, low water pressure etc. this didn't bother us as we were only there for 1 day but may bother others - we were very unfortunate that on our second night there was a huge party/concert across the road which started at around 6pm and went on until 2am with extremely loud music. While this is of course not the fault of the property, it was not acknowledged at all by anyone when we didn't get any sleep and was impossible to ignore. That really let the score down as it was just such an awful night and we had a long day of travelling the next day.

Pros: The host, William, was very attentive and kept everything clean and in order. A very unusual and quirky place, nice terrace, lots of decorative touches, and a very good restaurant.

Pros: Loved the personal welcome. Enjoyed the rooftop patio area. The attached cafe was wonderful.

Cons: I may have misread how close this place was to the ruins, but it was farther away than we thought. However, we rented bikes and kept them at the hotel overnight so we could leave early and bike there the next morning.

Gorgeous local family run hotel a few blocks off the Main Street in Tulum

Pros: Location to town was amazing, but still quiet enough to sleep unlike being on the main drag. Walkable to so much food. Beautiful place with yummy cafe.

Pros: Hotel manager was an extremely nice gentleman lots of fun to talk to. The on-site restaurant very good food and coffee the young man who ran it was extremely friendly. Met The owners and they offered us A better rate in the future. Looking forward to hopefully seeing them on next visit.

Cons: Small musty smell I believe could be eliminated with fresh paint in room. TV did not work but then again wasn't there to watch TV but it would've been nice for late evening, for the price of the room.

Delightful!

Pros: The location was phenomenal; two blocks from the bus station and close to everything. I stayed in the penthouse, and it was spacious with a balcony and a gorgeous bathroom with talavera tiles. The onsite restaurant was clean, efficient and had healthy options. Guillermo was an amazing and easy going host. The hotel is covered in art and is a little oasis with lots of plants, water features and friendly cats.

Cons: The WiFi wasnt always the best, and the street noise can be a bit much, but I got used to it. I ended up adding two more nights to my stay because I loved the vibe so much.

Enjoyed our time at this cozy, authentically mexican hotel in downtown Tulum

Pros: Wonderful cafe and delicious food! The location was very convenient and we loved the rooftop terrace. The owner and manager were very helpful and friendly and were great with answering our questions about planning transport etc.

Cons: The main downside of the room was the noise from the traffic outside. The bathroom/shower facilities were also to a lower standard (but what you expect for the price).

Pros: Central and convenient location in Tulum Pueblo, minutes away from cafes and restaurants and the ADO station. The rooms were spacious and it was nice to have aircon and smart TV.
