Pros: Great location for central Felixstowe.

Cons: Undergoing extensive renovation which wasn’t outlined when booking. Felt no warmth or welcome from reception. Room basic but clean & tidy. Bathroom dated with considerable mildew on grout. Restaurant out of action.

Cons: It didn’t state they were doing renovations so there was no flooring smelt of paint and dust the room we was given hadn’t been cleaned dust all over the tv under wardrobe and around skirting boards dirt around bath and sink

Cons: There was a massive stain infront of the television unit on the floor which seem to be some sort of sticky substance there was dust clearly sitting on the top of the carpet on areas where it hadn't been hoovered also in regards the decor level of finish for the price there was big blobs of drip marks of paint just looked unsightly and scruffy the heating was on and it was 21 outside also I was not made aware that those building works currently underway and this was not reflected in the price

Pros: Lovely location, great price and lovely staff, room had everything we needed.we didn't eat there at all as was meeting friends.

Pros: We were very pleased with the location of the hotel and the room was very nice too.

Cons: Everything was great apart from a bit of grouting in the bathroom was mouldy and could do with sorting.

Cons: Breakfast…only 1 member of staff, poor girl doing everything and covering reception. Ran out of juice, coffee , had to keep reminding her not her fault she was on her own. Breakfast took an age to come out…staff suddenly appeared at 10am to clear tables….should’ve been about during breakfast service to help…customer obviously not a priority.

Pros: The room was clean, location was good for me, staff was polite.

Cons: Barely warm water in a sink and shower. And it was cold in the room, almost to the point where I would need to go downstairs and ask for a heater. That is why I consider the price too high for what I got.

Pros: The location is the only positive thing about this hotel

Cons: We had paid for a suite. On arrival we were told that suites were being renovated so they put us in a standard room - with no price adjustment. As a goodwill gesture they gave us breakfast . There was no heating in our room. Luckily the weather was mild so the room temperature was just about tolerable . Woke up in the morning and no hot water .went to reception and was told that the maintenance man wasn’t working and couldn’t give us any idea of when the problem would be resolved . The receptionist was very disinterested and didn’t even offer an apology. We decided to check out and moved to the Orwell Hotel for our second night . What a difference ,

Pros: We had a great time in Felixstowe. Enjoyed being in the room. Relaxed. Slept. Quiet room. Great breakfast.

Cons: The property was a little tired but it didn't ruin our stay which was well needed. The lady on the last morning of breakfast seemed a little fed up. Hope she had a nice day

Cons: This hotel is in a very sorry state of repair and the cleanliness of the room we stayed in was terrible. Thick dust on curtains. Thick dust on top edge of head board. Bedside lamps with ground in grime. Large stain on shade of 1 of lamps. Telephone handset and base together with the flex absolutely disgusting. Taps in bathroom difficult to use due to limescale build up. Blind in bathroom torn and part missing. Heavy stain on carpet near wardrobe. PAT testing on appliances out of date, some very out of date, stickers not visible on kettle or TV. Net curtains on main bedroom window filthy. Unable to open or close windows due to bent handles, mould all around the frame on bedroom window. Poor decorative quality with paint runs all over the glass and window sill badly damaged/marked. Round pin sockets in use for bedside lamps. Screws missing from bathroom door handle and also protruding which could cause injury due to sharp edge on both sides. Clamp screw missing from mirror on dressing table so unable to adjust and in very poor condition. Aside from this the clientelle in the bar on football days with the language used and atmosphere does not make for somewhere to relax and enjoy a drink, at no time did a staff member attempt to control this and witnessed many guests either avoid the area or simply just not stay especially with children. Attendance at reception was nearly non existent and at times when were there did not acknowledge you, at checkout reception was not manned which is very poor, keys simply dumped on the counter! Issues were also had with guests in room 214 on Sunday night due to being drunk and disturbing others with shouting and banging in the room to the point I was going to call the police. This is rated 3 star by the AA, and would think if inspected would either be revoked or simply taken from their directory.

Cons: Shower wasn’t very powerful and one of our sockets on wall didn’t work and only one member of staff at breakfast who was very busy doing everything by herself
